Damp on external wall of victorian property

Hi all, I'm looking to buy a victorian house, but have noticed what looks like signs of damp on one of the external walls. I'm worried that this might be causing other issues, such as rotting floor joists, and that it would be a massive headache to get rectified. What are your thoughts?

From the photo, you can see there's a vertical section, and a horizontal section. This wall backs onto bedrooms and front/living rooms, so it doesn't seem like a leaky pipe could be causing this. Any help greatly appreciated!

My guess would be a leaking gutter joint.Try to swing by after it has been raining.
Yeah that definitely looks like a possibility, the guttering joint above the vertical damp section does look a bit suspect. Do you think that could also cause the horizontal section of damp that we see at the base of the wall though? Will see what it looks like when it next rains.
