Hi I have recently bought a property and found that the wall was damp at high level in the corner of a bedroom.Ive had roofers out to have a look one couldn't work out what it was,.but said I not way to be sure would be to remove and reinstall roof..The roof has already had extensive repairs at one end where the damp wall is on the roof below, that's why the roofer was stumped.Tge gutters are empty if detritus.
Another roofer said it's likely condensation, which it could be.
The kitchen ventilation is poor and loft has been poorly insulated.insulationpushedup to eaves, chipboard planks laid directly on insulation compressing them and foil insulation blankets upside down.
I've started relaying he insulation checked loft for for any leaks can't find anything at present.There us evidence if previous water leaks in the back of he plasterboard in the loft and some felt that's not been secured back properly.See pic 3 and 4.Ive left out newspaper now to see if any water marks appear on it when it rains next.Ive also been running a dehumidifier to bring down any humidity and dry the wall out.
One thing I have noticed is that the brickwork in that wall the pointing needs repairing can see some small holes and that wall gets pretty wet when it rains.The wall also has cavity insulation.The mortar that is defective is lower down than where the damp patch occurs.I suppose it could rise or cause internal wall to get cold and any humid air to condense on the wall.See second pic of exterior wall with pointing required.This wall is the same wall the damp appear interior.The damp patch is at the top left if the pic on the internal wall,its also where tha aerial runs down the wall.
Another thing it could be is that theres an aerial cable coming out if loft and going into the wall,possible rainwater running down it.See first pic
Another option is that there is a gap between the fascia and the concrete verge, where it's been repaired.The rest if the roof this gap is filled.Rofwr didn't think that was a problem though.
Since using the dehumidifier the wall is much better no damp patch we had heavy rain and the damp patch came back,but it's hardly noticeable this time.
If any one can help solve my mystery ifd be grateful .
