Hi, we're in process of trying to reconfigure our house to suit our way of living and looking for some help/ideas on layouts, maybe some out of the box thinking…. I’ve been going back and forward on ideas for the past 2 years and not solved it without plonking a big extension on the back, so interested if anyone comes up with something I can’t think of!

Frustratingly the downstairs space feels like it should be plenty already, but it's just configured in a way that doesn’t flow / suit what we're after so feels like we need to chuck on a big(ish) extension to resolve, and I think that’s going to be tight on our budget from initial conversations with builders. So if possible (and cheaper!) we'd rather try to reconfigure and optimise the existing layout with internal/structural works as much as possible, and then some smaller level of extension will probably still be needed and affordable...

I've attached the current layout downstairs & measurements, as well as noted some key structural / other things to be aware of on it.

We're fortunate to have a lovely plot, a decent size garden and backing onto fields with a nice south facing view so want to maximise that if possible.
(for reference, we could extend out the existing office by around 4.5m leaving enough space to the boundary)

Anything missing / more info needed let me know, otherwise please let the creative juices flow!!


About us / what we’re looking for

We're a young family (toddler, baby & a dog), and looking to ideally have an open plan kitchen, living, dining space where we'd spend most of our time, and would like this to view/access the garden & make the most of the southernly view. We'd like this space to have a kitchen island or peninsula, and plenty of worktop space.

We'd also like a separate utility / boot room to come through after dog walks etc.

I work from home 99% of the time, so need a dedicated office space (downstairs) ideally with view onto fields and/or garden as it’s where I spend most of my time.

There's already a downstairs WC, which we still want but will probably need to move to create optimised layout.

Separate living room / snug, and also some sort of playroom / space for endless toys(!).

The conservatory is next to useless for us (too hot summer, too cold winter, windows seal blown etc), so would be best to be removed & replaced with new extension if using that space.

Are you opposed to having the office in the bottom right hand corner. You know you may not achieve absolutely everything?
 
Lose the conservatory, extend the breakfast area out to fill it, lots of windows/glazing/bi-folds out onto the garden/view.

Not opposed to it, might mean the view is blocked by cars on the driveway potentially... but like you say, have to accept we're not going to be able to achieve everything we'd like, so if it solves other problems then can work!
 
Extend sideways where the conservatory is to take advantage of the views - including living/common rooms at first floor level if need be. If necessary, relocate or lose the two rear car spaces
