We have a 1930's detached 2 bed bungalow. It has had a DIY Conservatory for the last 25 years or so, fitted by the previous owner. It was used by him to rear Koi Carp. The conservatory is about 2.1m wide and runs across the entire rear of the property and 2/3 of the way down one side. To me it looks like this can be done under permitted development as the property sits on quite a large plot.
We are thinking of removing the 2/3 down the side and extending the side of the bungalow by the 2.1m width that the conservatory currently occupies. Rather than extra rooms, we want to remove the outer wall, the original chimney and brick wall that split the side into two rooms and make the existing lounge bigger, much bigger. Taking the two 4m square rooms and making one room approx 8.5m x 6m. the extension would have a flat roof joining into the existing roof. There would also be a 2.1m extension to the current bathroom as part of the same build. This would I imagine entail an 11m goalpost style RSJ with an intermediate post or padstone 2.5m from one end (the bathroom wall) to replace the load bearing outer wall.
Before commissioning an expensive structural engineer, is this feasible and anyone have a rough idea how much it might cost?
