Does PD extension now harm chance of full PP being granted in future for larger extension?

Evening all, first post here, just in the process of buying my first house and it will be a project so I'll be using this forum quite a bit:)

I'm getting a house which I want to put a big extension on. I can't afford to do the full extension yet, but will need to do a small rear extension immediately just to make the layout etc work for me. The small extension would become part of the big one, when the time comes.

Options:
1: Do the small extension under PD, apply for planning for the big one in a few years when needed
2: Apply for full planning now, but only do the small extension at first

I'm leaning towards option 1, as I can delay the architect/planning expenses and I also don't have to commit to a particular design that I might change my mind on. However, I'm worried that doing that may make it harder to get full planning later, as they will view the house as already developed? Maybe I'm overthinking it??

Open to any thoughts/opinions/advice, I'm not sure which route to choose!

Your planning application will be considered on its merits in light of the national and local policies prevailing at the time the application is made. Under the new government planning policies are more likely than not to be relaxed, so you can probably afford to wait. PD extensions don't create a precedent either for granting or refusing permission. It turn on might on something as simple as whether or not your neighbours object. Have a look at similar properties in the area to see what has been permitted.

No.

But consider whether this proposed big extension would be acceptable if applied for - would it meet the local planning policies?

Also consider the aesthetics of adding one extension to another later, both in terms of design and actually matching materials.

As a rule, it's best to build any work under PD that would not be approved if permission had to be applied for.

Woody - re aesthetics, that's all in consideration:) It would basically be a single storey rear extension at first, then the big one would be building a second storey on top of that as well as a double storey side extension. It would also need fairly major changes to the roof (maybe ripping it all off and starting again) to make that look sensible.

Thanks again for your advice, I'll be cracking on with the PD bit as soon as I get the keys!
