Electric Water Heating solution for bath and sink

I have just bought a 1 bedroom apartment to use as a weekend holiday home & potential investment. Thieves have been in and ripped out the entire plumbing system in the bathroom so i need to start again but not sure what to go for. Please note the following

- There is no gas in the property
- There is no loft space
- Cylinder is to be situated in a corner in the bathroom
- I need the water for the sink and bath purely in the bathroom
- I am not prepared to do without a bath
- I will be getting an electric shower fitted
- I wont be at the property most of the time

Can anyone reccomend a good solution, I am thinking maybe going for a direct combination cylinder? Will they be suitable for filling up a bath? Or would an unvented solution be better? Just wondering if an Unvented system would be an overkill for the use i need.

PS there is also no heating in the property and there are two big victorian rooms so could even go for an electric combi boiler for heating and water?

An unvented is far better and can drive the shower.

But needs to be fitted by a pro and to have adequate water supply.

More expensive perhaps but so are supplies for an electric shower!

Thanks agile, although in my head I am thinking that heating a whole tank of water for a quick shower is a bit of a waste - hence going for an electric one. The place needs re-wiring anyway.

Unless I've missed something, you wouldn't be heating the cylinder just for a shower, as you will also be using it for basin and bath, depending on occupant numbers and usage.

Seriously, cheapest install would be direct 'Fortic' type combination cylinder with elec immersion, and elec shower.

There will only be two of us - she likes a bath, i like a shower. I would probably only put the water heating on for a bath. I agree an unvented solution is better and would probably be the choice if i lived there all the time.

Does anyone know a rough estimated cost of a unvented system to drive 1 bath, 1 shower and 1 sink? (including fitting of course)

Perhaps £500-£600 ?

A cylinder is usually heated by an off peak supply tarrif.

An electric shower is on peak unless you shower after midnight!

A new electric supply for a shower can be over £200 !

ok mr agile how about.... customer needs hot water to fill a bath and a basin, dont want a cylinderas needs cupboard space as its only a small flat, mains water no where near the cupboard, cold feed off down service and cupboard in the center of the flat nowhere near an outside wall
