These are required when a property is let to a NEW tenant.

They usually cost from £55 if you search hard enough.

I was just talking to a lady who lets out a couple of rooms in her house.

Whilst she does need a gas safety certificate I told her that as the tenants ( more lodgers! ) dont pay any heating bills themselves then I dont think that an EPC is required.

I dont get the impression many landlords get them anyway

What do others think?

i always thought EPC was more for HIPS. which has died a death. never herd of EPC for landlords? never even been mentioned when i do cp12 nor have i seen the training pushed as a 'hand in hand' for cp12's.

Energy Performance Certificates


EPC legislation is based around marketing of your property. If you have an exisiting tenant and there are no plans for them to vacate the property; there is no legal obligation to have an Energy Performance Certificate commisioned.

The Energy Performance Certificate is valid for 10yrs for both sales and rental purposes.

By having an EPC produced now you could shorten the period from your tenant leaving to the rental property being placed back on the market.

If you are a home seller you need to commision an EPC to market your property for sale

I thought HIPs were gone but the EPC remained a requirement for selling your house? Must say that I haven't checked that. Just what I 'heard in the pub".
