Estmate of extension costs.

I'm hoping to knock down my garage and build a two storey house extension in its place.

Can anyone give me an idea of costs involved in building the traditional blockwork shell, including harling, floorboards on both levels, studwork, windows and roof, but not including services like plumbing, electrical, internal walls etc?

I have two options I'm thinking about - see my hi tech architectural drawings below.

The extension will be 8m deep by 5m wide.

Well for a finished extension you are looking at around £900-£1000 per m2 per floor so excluding services I guess your looking at (very) approximately £600 per m2 per floor.
So and 8x5 is is an extension of 80 m2 so finished would be around £70,000

Excluding services/finishes etc around £50,000.

Add a bit on for the demolition.
