it wont be a problem with planning, but if you alter the electrics or drainage then building control will want to visit. they will definitely want you to fit an extractor.
from a selling point of view, loosing a bedroom can be very detrimental. ever thought about extending?

many thanks noseall

Glad to hear about the planning. The plumbing will remain pretty much the same but will be adding a new toilet. Extending the house is not an option and the house is a terraced 1930s one so the back room is minute anyway.

It may be small, but it is still a room!

Ask the advice of an estate agent before you go ahead - they will know if the modifications will make a big difference to the maximum price you can get in your area.

hi rangersman

thanks for that but have already checked with them and it makes no difference as the size of the cupboard sorry bathroom is small enough to put people off.
