I have a square hip roof bungalow (no ridge) approx 10m x 10m, built 1930s. The roof includes a timber 'ring beam' around the rafters about half way up, supported by timber posts onto walls below - 2 in end and 1 the other. In addition there are 2 parallel timbers running horizontally as shown on drawing. I'm planning a 5m rear extension with a gable end to create more downstairs space but also bedrooms in a new combined loft. I understand I new floor joists will be needed in the the exising section etc., but is it viable & worth it to retain & extend this existing roof? I have seen other posts here for extending hip roofs wth layboards etc. but these don't seem to be using the roof space. The existing tiles are ok so if it can be done it seems more cost effective, unless it will need steelwork etc. and the cost of a new attic truss roof will be less than extending existing cut roof. On the other hand I assume taking the roof off completely means house gets soaked and ceilings end up coming down etc....

Extend the hip and maximise the space from a dormer at the back. But the very first thing must be to work out how much usable living space you have to work on. Your architect will sketch something up for you and has a working knowledge of the structural implications for changes in roof timber construction.
