As with all things, it's available cheaper, but there are compromises.

Friend is installing it at the moment, and I don't think I would have anything else now I have seen it, but will need to save up!

Well those builders need to understand its a budget cost... not a quote that you are asking for. If they were experienced enough they should be able to put a budget cost together for you.

I don't think you will get that done for £90K. My small semi refurb (gutted to brick shell and rebuilt with a 20sqm extension) took £50K + ~2000-2500 man-hours of our own time (well 1 man and 1 significant other). If I'd had to pay the time that would have been at least £30-40K on top even allowing pros work quicker than I do.
