Extension ceiling and wall cracking

Hi all , in the process of purchasing out first home , We have received the building survey today and there are raising concerns on the report regarding the 1 storey extension.
House is build in the 60's and unfortunately no info on how old the extension is.
May I also note there are no cracks on the outside of the extension, indoor only on ceiling and wall.

Please see below quote from the Survey report .


"There is cracking to the ceiling and walls to the rear dining room where the extension has
been built. It is likely that the extension to this area has been inadequately tied to the
existing structure and some improvement and repair will be required which could prove
costly. The ceilings and walls will also require repair/renewal"

Wondering if any this might be a major issue or might be an easy fix.

Raised with the estate agents which will be in touch with the sellers for more info also a structural check will be in place next week.

Any advice would be much appreciated!

That's looks like normal cracking in plasterboard ceiling along joint but maybe a bit more to it.
You need to go chat to person that wrote survey then maybe get structure engineer report with spec on what needs doing. Then get quotes. Then decide if you want to go ahead

Hope that's the case , however the crack also goes vertically which is worrying

Extensions crack where they meet the main house. Normally it's hidden internally by the plasterboard detail, and on the outside a flexible joint is used because movement is expected.

If an old extension was " inadequately tied" you'd be able to get your hand in any crack by now.

Thanks, booked a builder to have a look this afternoon, however estate agents and sellers do not agree to have the place "disturbed" so no plaster boards or wallpaper to be removed , unsure if a visual inspection will be sufficient.

You can't rely on builders to determine or specify work that they will then do and be paid for!

Neither can you rely on them to diagnose problems that they are not qualified to comment on - ie they build or repair only and are not surveyors or structural engineers who diagnose building problems.

Just seen your reply and you are absolutely correct, I have already requested in the morning to be raised with the seller and a structural survey to be arranged. If they will agree with it is yet to be seen. Carpet has been removed and further cracks/ lines can be noticed on foundation However the builder could not comment on it . He mentioned the extension has probably built 15-20 years ago and probably no joint has been used .Also a further vertical line / crack has been noticed on the wall on the house side of wall and not the extension.
Also there are other issues with the house raised as urgent on the Survey like missing lintels on all windows/ doors ,house built without lintels(cracks in brickwork next to front Windows) confirmed by the neighbors today, full plastering required and wiring is dated advised to do with the replastering, Also overhaul and restore the chimney stack mentioned.
Feeling a bit lost to be honest, price agreed 166 will probably need to be renegotiated once will get a full picture and a structural survey will be done .
