Extension cost check

Hi all, I am getting quotes for an extension in south Hampshire, it is 3m x 3m orangery style extension, with large 2x2m roof light, patio doors one side and dwarf wall with windows on one side, other side is just a standard brick wall.

It will be opened up to the rest of the house using a steel with goalposts and will have an edpm roof. So far I have a price to plastered painted finish not including flooring or kitchen etc of around £46k, I am getting other quotes but this is a trusted builder who has done work for me before, just wondered if this sounds about right? It was including all groundowkrs, waste disposal, electrics, plumbing, building control etc

I would say add a 20% margin for error and go with this chap if you know him and trust him.

Sure other people will offer cheaper prices but then add extras and maybe not finish the job.

This is your home and extensions can be very stressful without having chancers involved.
 
It will be cosd in Winter, unless you pump the heating up. At the end of the day, it is a green house and if facing the sun, it will be too hot in summer. Much better having an extension.

It does sound like a glorified conservatory.
If you've got 46k sloshing about, pay down the mortgage (if you've got one)
I know those is not the advice you were asking for so I'm prepared for flak, 46 grand just seems like a lot of money to little old me for an extra 9 square metres.

That said, I don't know what the views are like from your back door.
