External Rendering Work

Hi,

New to the forum and not very DIY minded so hoping your expert knowledge will prove useful to me!

I am interesed in purchasing a property but the Home Evaluation Report says the following:

"The external rendering is in very poor condition and was noted to be cracked and broken and bossed in places. The front living room mullions are defective and badly cracked. The reinforced steel rods in behind the mullions are corroded and renewals are required urgently."

Estimated cost for work = £5,000.

I don't have pictures or sizes of areas affected I'm afraid but my questions are:-
Does this seem a fair estimate for this work?
Is this as urgently required as it sounds or could it be left a couple of years still?

Any advice greatly appreciated!

The mullions are concrete and these do suffer from condensation issues as there is no thermal barrier between inside and out. If internal sides have been painted, this makes it worse. Repair with Lime moters is best as it breathes better than sand and cement.

The price seems OK, but depends on the state of the whole job. Just quotes about the same for 12 small windows to be repaired in stone finish.
 
The render is probably sand and cement (Concrete), this is not porus and if damp gets behind it simply peels away. A repeat fit depends on size of the area, but walls need to be looked at to determine what caused the render to peel. Pics woud be good, but theres repair, and then theres replace????
