Extractor fan in bathroom

Hey guys

Just wanted some advice. Moved into my flat a couple of months ago and this guy came round to quote me on some work for my windows. He went into the bathroom and noticed the extractor fan on the wall above the shower and said that basically it didn't meet new regulations. He said that if there was lots of steam and condensation from the bath, then the whole bath would be live and I could electrocute myself .

Could I really electrocute myself? Is it easy/expensive to get an electrician to put right?

True. You need a low voltage ventilation fan. Cost approx £70 (Xpelair LVDX200) but you may find cheaper. Fitting is a very simple job particularly given that you already have a fan installed.

For all we know it is an ELV fan already..

Consider some of the facts:

You don't need an electrician to correct that problem - a couple of burly fellows could quickly and efficiently explain the facts to your window fitter, and stop him propagating such nonsense to his customers...

Perhaps it's like mine, conveniently placed near the top of the outside wall above the bath, which seemed quite sensible 20 years ago, but as the ceiling is only about 2.4m high, the fan finds itself mostly in zone 2 and encroaching on zone 1.

If I was in the habit of poking screwdrivers into the fan while standing in a bathfull of water**, I'd be quite anxious. I suppose I'll convert it to SELV next time the fan needs changing.
