Few questions about the roof

Hi,

We are in the process of purchasing property built in 2017, we had the survey done and I have a few questions about the roof.

1. Growth on the roof - in the pictures there is some growth on both the flat roof as well pitched valley gutter. What is the cause of this and is this an issue (just the roof needs to be cleaned or is this a wider problem?

2. There is staining on the down gutter pipes - is this normal after a period and the down pipes need to be cleaned or is there potentially a wider issue?

3. The mortar is loose in a few places including between tiles and the fleshings. Is this normal after 5-6 years, I suspect the mortar need to be reapplied?

All looks normal to me. Just a case of keeping things clean every now and again.

It's not a new house, so things won't be perfect.
You should be glad that these "defects" have not been covered to hide bigger problems.
I have always been wary of houses for sale freshly decorated, roof jet washed and brick walls painted externally.
 
Mortar on hips missing and flashing missing after 5 years bit short for me.

Main flat roof has repairs. not a good sign
obviously mortar in the bonnets is failing which will make the vulnerable in storms.
Mortar in the valley has failed and slipped into the valley again is of concern.
Tbh the general condition of the mortar is poor.

Gutter joints leaking.. plastic gutter over time for you not expensive. the other items could be
