finding a leak on pressurised system

I have a Ferroli 25c boiler that is losing pressure. It is fine when heating is on and loses fairly quickly when cold. I assume this is a leak that stops when hot and therefore pipes are expanded. The pipes are under concrete / tiled floors so how can I find it. Someone suggested leak sealer but as it works on contact with air, it probably won't harden under concrete. I have been told that I need to get someone out with thermal imaging equipment to find the leak but as it doesn't seem to leak when hot I can't see how this will work. There is no sign anywhere of water coming through the concrete. Any ideas on how to find this please without digging up the whole house!!

combi boiler if so check your prv isnt leaking.If its a conventinal boiler then , if its ok then is any pipework acssesable , so you can maybe fit some valves on a couple of areas and see if it stays up when a certain run of pipes is closed off , how much is it dropping and how often

It is a combi boiler and apart from the pipes coming down from the boiler the other pipes are under the floor
 
If you can isolate the boiler first to make sure the leak is not in the boiler.

If the leak was in the boiler would I see water from the PRV because there isn't any coming from there?
