This forum is magic - been very helpful so far so thank you.

Now - I'm buying as house that needs a lot of refurb work. The Homebuyers Survey also flagged up issues with an unsupported chimney, possible replacement of one or more lintels and possible strengthening of roof timbers. I have a structural engienner visiting the premises next week to better scope these issues out and to provide approximiate costs for repair etc.

My question is - when I decide to get this work done will I need the same engineer to provide calcs & specifications so that I can get the work done by a local builder ?. Will BCO need to see these specs / calcs as well ?. After a conversation today he suggests that this additional info / work will cost approx £400 ontop of the survey fee. He will be recording relevent information whilst he is there next week so that he will not have to revisit the premises which is good.

Does all this sound good to you guys so far ? or am I missing a trick ?.

Any help would be very much appreciated.

More or less yes, you will need to supply calculation to building controls, this is best done by the visiting engineer. They will submit them for you, then once Bcs have been notified and fee paid, they will allow you to start work, then once fitted they check that you have fitted the correct size and gauge of support.
