Recently bought a five bedroom guesthouse and need some advice on a plumbing issue. When shower or water is being used in one bedroom, the pressure drops in the other room and eventually stops working, seems like only one shower can be used at any given time. The set up is as follows

Its a five storey building.
There is a big boiler on the second floor (Andrews gas fired water storage heater, Heat output 17.58 kW,Tank capacity is 284.1 litres)
I think its a vented system, with the header tank on the third floor/loft
There are two 22mm pipe running from the boiler, one presumingly being secondary return, the pipe lopes around all five bedrooms.
There is one bedroom on the ground floor, two bedrooms on the second floor and two on the third floor.
There is also a hot water circulating pump, on the hot water system.
The pipes reduce to 15mm as they enter each bedroom.
All five bedroom have salamander twin shower pumps, seems to be running the taps as well as the showers.
The problem is worse on the second floor (where the boiler is situated)

Any advice to rectify the problem is much appreciated.

Lack of flow from the header tank in the loft or some restriction in the piping somewhere. The pumps will provide plenty of power in each room provided they have the supply of water.
Check all valves from the loft tank are fully open.

Also check there are no blockages in the tank in the loft as well. Dead birds/rats and like.
 
Thanks, the boiler valve was completely clogged up with rust and scale. All sorted now.
