Hi all,

I'm new to the joys (and horrors!) of home ownership after years of renting and this site has been brilliant for helping me out.
I think I've managed to narrow down a damp issue to a wall where a 2016 wrap-around extension meets the original building. It is directly below this:

(Apologies, I had to use a large mirror to look around the corner from an upstairs window because I'm unsure about walking out onto the extension roof).

I'm wondering how likely it is that water is getting into that gap as it shoots out of the downpipe and then down into the wall. Or should the way the tiles are laid prevent that?

I'm really hoping this could be a simple fix, but the repointing work makes me think that there may be an existing problem from higher up. Unfortunately I'm not in touch with the previous owners to find out any history.

Thanks for any advice or pointers.

Probably just needs a piece of lead to cover what is already there as the piece that is there isn't wide enough.

Try turning the spout so it runs with the tiles rather than at them and you may notice some improvement and if not then replace the spout with a bend, again turned 90 degrees and add a short length of pipe to let water exit past the problem area.
btw what is going on with that pointing ??

Thanks for the suggestions. I watched during the rain tonight and it's definitely splashing into that gap then bubbling as, I assume, it soaks its way in.
I'll have a go at redirecting as suggested and see if there's any improvement.

Not guilty for that repointing. I'm guessing it was done with a custard pie flinger from the back garden
