I have a flat roof that that is probably about 40 years old. It generally seems in good condition. It is made of felt and has gravel laid over the top of it. The problem is that the edge of the roof is splitting along the bend and It has detached in quite a few places. I would like to try and repair it. I imagine quite a few people will say get a new roof, but I am selling the house soon so don't want the expense. Can someone advise a solution? I had two in mind. Either get some new felt and try and bond it into the old felt. Or get some eaves trays and try and insert them. I am not sure if either are a good idea so looking for advice.

A 40yr old flat roof, with what appears to be a run-off with zero drip? Either get the roof (flashings) repaired and/or take a hit on the asking price.

The flashings are the edge pieces a flat roofer fits to form the drip and edge etc. Yours looks like there is no, or very little, drip overhang. Probably disappeared when they fitted the plastic fascia over-clad. Don't be surprised if a flat roofer won't touch it though for fear of being held responsible for a tired roof.
There is a wooden batten running along the edge that I guess was used to angle the felt into the gutter. Would it be possible to just cut off the old felt and glue some new to the existing? I could also extend the batten out.
