Flat roof leaking

Kitchen extension has a felt flat roof, and during the recent storms it leaked. It came in along the house wall so im guessing its leaking where the felt is against the wall.

My plan is to give it a good clean then paint with flashband primer, followed by some flash band tape, plus get some isoflex liquid rubber to go over any other suspect areas and joins.

Does this sound like a good plan?

No, replace it with Fiberglass or rubber.

That's a bit extreme for a small isolated leak isn't it.

How old is the felt roof?

About 10 years but it's in good condition. No peeling anywhere, just looks like the join to the brick work. It's just the felt no flashband.
