Hi I'm managing a refurbishment of a 3 bed semi detached house. It has a shared flat roof at ground level over downstairs bathroom. The snag list has picked up the aesthetic nature of the roof. It's not leaking however the grey resin has large cracks and valleys in it down to the baseboard. The roof construction is two sheets of 18mm ply with tarpaper in middle. Top coat is bitumen with the silver stuff applied on top.
( I drilled a 125mm hole through it for a boiler flue yesterday)
There were no stones put on top and I suspect that why the surface failed.
Are there products out there to recover as is?
As I say it doesn't leak just looks bad.
Would approximate roof is 1995 ish as we had one done about that time with the same silver stuff.
