flat roof

hello ,
need a bit of advice. my property has been extended at the back and i have a flat roof on the extension.
i plan to clean my windows this summer. is it safe to stand on the flat roof to clean the back windows?
also how long does the flat roofs last? i am told i need to re-roof them after some years.

it will depend on what the roof was decked with and if that deck has suffered any water ingress.

chipboard will not tolerate frequent soakings and will eventually degrade to mush. this will leave the roof felling very spongy (at best) or will allow your foot to go right through the roof coating (at worst!).

without looking or trying your luck, it will be hard to say.

ply wood decked flat roofs offer the best protection and value. ;)
 
Generally speaking, I have seen flat roof lasted 10, 15, 20 years

If you're going to use a step-ladder, put down plywood to spread the load so the feet of the ladder doesn't damage the felt
