I am looking at a quirky property which was originally single story but built into a hillside on an elevated foundation which was later lined and converted to living space. This basement has a head height of 2.1 m but the room sizes are fairly poky.

I would buy the property if I could extend but this would mean building off the back of the property and tying the extension to the basement level of the current build. I am thinking of making a roof terrace on the new build and would need to keep that aligned with the floor level of the existing. This means going down to create the necessary height and if aiming for 2.4m in the extension interior plus beams and insulation for a flat roof I could easily be nearer 3m, which is 90cm down from the current build level.

The owner tells me the footing for the current structure is 200mm below the surface and extends beyond the footprint of the current structure (ie will be in the way).

I am unsure how/if I can tie the current founds to the new structure when the footings for the two parts could be at such different depths.

Does anyone know if that's a solvable problem?

It is not unusual for foundation depths to vary according to ground levels. God knows i've seen plenty!

It may be a simplistic design issue such as the new found's underpinning the existing.

Surely a bigger issue will be merging the new basement floor/ceiling height with the (lower) existing?
