Garage confusion

I currently have 2 off garages that are attached to each other, but about 6m from the back of my house.
They are currently 5m by 5m, and one wall runs along my boundary.
I want to knock them down and build a single garage that is the same width, but increase the length by 1m at the back and front making it 7m long.
I have the space on my land to do this, but does this fall under permitted development, and will i need to get building regs involved due to the 35msq area?

As you are over 30m2 you will need to conform to building regs (although 1m bigger than 5x5 is 5x6 which is 30m2 and wont need to be to building regs, I presume there is a typo somewhere). The size has no effect on whether it needs planning or not as long as it is less than half your land area. As you are on a boundary you will need planning permission if you want to build over 2.5m. If you are happy with less than 2.5m high then you'll probably be ok for permitted development
