Hi

I am looking to create some office space for home working. I have a detached single garage in my back garden which I am looking for some advice around converting.

The garage is 5.3m x 2.5m, flat roof, appears to be single brick construction with a harling finish.

It currently has updated electrics in this.

My plan would be to keep 1.5 x 2.5m for some storage and 3.8 x 2.5m for office space. Plaster board the walls, ceiling, insulate the structure, heating I would look at electric heating or underfloor as options.

I would also be looking at double patio doors to the office and a single external door to the storage, blocking up the main overhead garage door.

Firstly do I need a building warrant? (Scotland based)

Do I need the structure checked over?

Any advice is really welcomed on where to start.
