Garage extension

Hello

I would like to extend my garage at the front about 1 metre. The existing garage is not part of the original house (different bricks) but faces the road and is attached to my house (on one side) and sits right next to (but not on) a boundary wall to the neighbouring driveway (on the other side). So the garage is basically sandwiched between my house and the neighbour's wall.

Would the current garage be classed as an existing extension to the house or an outbuilding for planning purposes ?

Would any proposed 1m extension fall under PD rights (subject to any extension of the garage being less than 2.5m high)? Thereby negating planning? Or require planning?

And would the proposed extension require any party wall agreement?

Existing extension.

Extending forward towards a highway generally requires planning permission.

Whether the PWA applies, depends on the design.
