Newbie here with a strange boiler issue.

Basically the boiler is inconsistent in deciding when it wants to ignite -- almost as if (forgive me because Halloween has passed) it's possessed!

Typically it tries to ignite three or four times before the reset button flashes. And this tends to repeat without success. An engineer arrived when I was at work but indicated no issue, indeed completing a gas safety certification indicating no fault at all. I had a day off last week so I decided to test it. And yes, when I turned it on at 10am it worked perfectly well! It worked fine for a week (when on the timed setting) but I had to turn it off at night because it always reset overnight. But it stopped working at the weekend (with different times on the timed setting). And since then it hasn't worked (no heating or hot water). I contacted the estate agent again, and of course today it decided to turn on when I already reported the issue (they rang me today for an inspection). It is currently on and running perfectly fine....

The only issue the last engineer reported was that the flow to one radiator wasn't good, that it needs a valve replacement -- and another time the solution was to turn the temperature for both CH and HW to max. So I am at a loss, hence why I am posting here.

A previous engineer advised me to leave the heating on at all times, and just use the programmer (DT20RF) to control the heating which worked for a spell before it kept resetting overnight. He installed a contraption below the sink:

Any advice etc would be greatly appreciated.

Ok, the red contraption is an expansion vessel, so no need to worry about that. Quite often when these go to fault, they have a certain flashing sequence. If you have a flow restriction in the heating, then it could well be overheating. Might be best if you can note down the flashing sequence. So the blue light should flash fast or slow or pulse.

is it a rental property?

need to step up and hassle the EA more forcefully........
