Help Please!!!

Hi all, first time poster with a problem!!

I bought my house a year ago, all was fine until the heavy rains at the beginning of the year when we noticed rain leaking into the roof void.

Roofer had a look, and told us it was the flashings -which were then replaced for 420 for both chimneys (we live in what is called a four in a block in glasgow).

After this was done, I had noticed some water staining on the joists (now dry) but am slightly worried as we havent done anything with these joists.
Up in the loft the other day (which is part converted) noticed a few wood lice about, which has kind of got me worried!

Is there anything I should be doing with regards to preventing any type of rot affecting the joists?

Also, I noticed that when the flashings were replaced, that they were replaced with something called durabond (?) - i now noticed that this has partly came away from the chimney breast - im having absolute aggravation in getting the original roofer out to sort it - does anyone have any ideas please? At my wits end with this!!!!

woodlice can only eat damp and decaying wood, and have to lay their eggs in moisture, so you still have a problem. no need to kill them as they are not the cause and they will go away once you solve the damp.

Have a good look round with a bright lamp, preferably while it is raining heavily, as water often runs down timbers or the underside of the roof before forming a drip or puddle, so the leak may be a long way from the damp you found.

thanks for getting involved!!

I had another look again last night, couldnt find any woodlice etc.

What I did notice was what could possibly be dry rot - I found a tiny little ball of cotton wool like growth on a joist - this joist is almost the furthest away from where the original leak was - really worried now!!

I had another good look at the whole roof void, and couldnt find anything else like the growth anywhere.

The joists nearest the original leaks seem absolutely dry - although they have what looks like salt staining on them.

Bottom line is I've got rentokill coming out to do a survey on Tues :cry:

What are you looking for pictures of? The flashing repair?

Ok,

I did speak to a Damp & Timber specialist yesterday - he said he didnt think it was dry rot, probably spiders.

Its no bigger than a few millimeters so will have a look at that tonight.

No the roof joists or rafters that you're worried about
