Hi all, adding 2nd floor to front

Trying to gauge if its worth doing.
I read up on Permitted developments and on first hand it looks like it would not be allowed.
However, since the front is original and the foundations (I am told by the chap who built these houses) is the same for the whole area, it could be an easy way to add a little room to our upstairs.

Originally the from of the house at the front was two rooms, wit one en-suit.
However, do to a redsign some 9years ago, the master bedroom is now the combined two rooms but no en suite.

The additional area built would only be 2mx1.5m but would help greatly in the master bedroom with layout.
I am open to a gable end or double hip style roof, and keeping the same size window.

Obviously In essence i am just wanting to build a 2nd floor and new roof to the existing (original) downstairs WC.
Please see attached image of what I am interested in achieving.

Would something like this be;
A) under permitted development
or if not
B) likely to pass planning

Thoughts and ideas are very welcome :)

That would need a planning application as it would conflict with a number of the conditions for permitted development.

Whether you would get it is a moot point; two similar-size gables wouldn't look particularly attractive.

thanks for input - so the other style of sloped roof would be better for application i guess ?

A little hip would probably look better IMO (or maybe that should be less ugly :p )

your right, i would prefer that , but after reading what palnning sometimes want, i would not be against moving the gable if needed.

Personally, I think a hipped roof next to a gable would look odd.

Why not put a gable on the extended part, and remove the existing gable and just tile over?
 
I wouldn't bet on it but you never know, what's the street scene like?

It needs drawing up really, to see what looks best.

Yeah that was my original idea to keep the 'style'.
In the scheme of things I am open to either but don't want to waste money with applications if they will more then likely say no.

So get going on Sketchup then and have a play around with some different options, or employ someone to do it.
