We are considering an extension to our 1 1/2 story c1700 thatched cottage which is built from timber frame / plaster. The end gable wall to which we think we will extend from has had the timbers removed and rebuilt with 9'' brick up to first floor level and from there remains the old timber and plaster.
The footprint of the extension we aim for is 5m x 4m internal measurement with a small staircase to an upper floor which will have an open joist roof. Will use tile or slate to roof extension. Concrete floor to ground level and timber floor upstairs, timber double glazing windows. Small en-suite shower room upstairs.
I have seen fiquires of around 1200 pounds M/2 approx build costs, is this a reasonable assertion before we go to the draw up plans for submission stage. I need to get a rough idea of the cost of project. Thank you.
