Hi
I have a roughly 3 to 4 M x same flat roofed extension with two new walls, two original house walls.
Built early 80’s and reroofed at least once.
Afaik there is a void above the ceiling and sheet material/bitumen/felt.
Minimal insulation at a guess.
It’s just a downstairs loo and utility, not exceptionally cold in winter but not a hangout space.
South facing
What would be the best choice to reroof it with? It will stand another winter but I expect that this summer would be a good point to gave it done.
There are two windows overlooking the roof. One faces south and does not open it’s maybe 50cm above the roof surface.
The second is maybe slightly lower. Faces west. This opens onto the roof and could be an escape route in an emergency but I doubt is classed as one.
I could simply replace the roof with a similar flat one. Add insulation above/below?
Change to a shallow pitch?
Materials?
I am mid 60’s so another 20 years life and the roof will outlive me.
TIA
