hot then cold running water and pressure loss

Hi,

I have a Ravenheat RSF 820/20 boiler and the hot tap runs hot then cold then hot again. The boiler fires up for 45 seconds then off again. It still does this even if I reduce the flow to a trickle and with the thermostat turned up full. Also the pressure drops so I have to regularly top it up with water. Any ideas of things to test and try?
