Hot water problem !

Well the bolier is just out of its warranty period and i have a problem ! .........

When i moved in the boiler was brand new , the hot water to the bathroom was red hot and cold had to be added to get desired bath temp .

Recently there is no need to add any cold , and whilst it is warm , its not hot . Ive checked the boiler settings ( Ariston Micro genuis combi ) and have the water and heating temp settings up to Max ..........
The property is a small flat so the hot water doesnt have far to travel. Incidently the hot water that comes from the kitchen hot tap is scalding hot . ( Boiler is next to kitchen tap )

Lastly , the toilet cistern occasionally makes a noise that can only be descibed as though its pulling in water from somewhere, When it does this i notice the bolier stops and starts up as soon as the tolielt has finished throwing a strop !

Ive just accepted offer on this flat so need to get it sorted ASAP!

Anyone got any advice ?

sounds like the cold mains supply is running at this time so perhaps reducing the cold pressure at the boiler "cold water inlet" and forcing it to shut down.

Hot water getting progressively less hot is a classic symptom of a blocked secondary heat exchanger. If your system was not properly flushed before the boiler was fitted, this is virtually certain. It can be taken out and cleaned.

If the boiler's burner is cycling on and off while it's doing hot water AND the water flow is slow, then the problem may just be poor water pressure.
