I have been thinking about extending the front of the house, which would increase the size of the livingroom and kitchen, which both sit on the front side.

I haven't looked into any of the detail (costs/planning/etc) but one of my initial queries is that as the kitchen sits at the front of the house, there is a drain cover in the front garden.

Can I build over this, although I presume that access needs to be retained?

Any thoughts? (I know i'm lacking in detail!)

Is your house in the street?, the reason I asked is I'm not sure you're allow to build in front of the building line. I maybe wrong though.
 
Its set back from the main street, accessed off a footpath with quite a bit frnt garden - but you might be right, I need to check with my local planning officer
