House for sale - What extension / building allowed

How can you find out what limitations are implimented on buildings / houses for sale?

We have seen a small holding we are led to believe has very limited building permission available due to green belt / agricultural building and occupier limitations. but how can we fid out.... Seller is not very forth coming?

Will they provide all the information to anyone then about any property?
Do they charge for such information?
 
I believe they will, it may be prudent for you to try to talk to 'the duty officer' at your local planning department and tell them what you want to find out. Chances are they will not have information readily available in which case you could try to set up a meeting with them to go through it. All local authority's are different though, some are more friendly/helpful than others. They will not charge you for advice.

As mentioned, speak to your local planning deparment. They will be able to provide you with information on what restrictions there are for a property (e.g. listed building, conservation area, green belt, etc...).

If you wanted more specific information on what type of works will be granted (e.g. single/two-storey extension, loft conversion, etc...), then the planning department would most certainly ask to see drawings/details of the proposals.
