House structural survey defects in roof

we have just had our structural survey back and the surveyor has pointed out that - " on inspection of the attic it was noted that NO roof purlin or supporting studs were fitted. This could be resulting in cracking to the walls below and could also be resulting in excessive spread of the roof"

Please can somone tell me as I have no expertise whatsoever here. Is this a major thing? Can purlins or supporting studs be fitted. If so what would it cost. Surely the builder should have done this. The house is about 8 years old.
There are cracks in the walls which are visible and this is we are told is likely to be from the attic area weight.
Any info would be much appreciated.

Purlins are not always required. Without knowing details of the roof it's hard to comment either way. Have you asked your surveyor for an explanation?

Well is it or isn't it? Thats what you want to know from your surveyor and not any "could be" nonsense

Roof spread will have some indicative signs (ie specific cracking type), and if it is occurring and progressing, then it will be a major issue, and will need some work

It would be a defect (a latent defect) if this is the result of poor construction or design

1. 97% of eight year old houses were built with trussed roofs and not cut roofs.
2. If cut roof with no purlins then rafters could have been sized accordingly so no purlin required.
3. A purlins main task is not to prevent spread, but to prevent sag.
4. If built under NHBC then house is still under NHBC 10 year warranty.
5.. Ask surveyor for further details. Phone customer services at NHBC, give your address and ask if house was built under NHBC. If so final certificate warranty will be with deeds.
