Hi All,

I am looking at the feasibility to create a garden room that would have a shower. I need to connect it to utilities and to the waste pipe. My home is a new build, the waste pipes run under my floor from the kitchen at the back to the front of the property where the foul sewer is located. That seems to be a big job and that really get me apprehensive about doing it. Do I need to dig and do a hole into my foundation to get to the pipe under my kitchen floor? Or do I dig all around my home&drive from the garden room to connect at the front.

I am including drawing hopefully that will help (plot 64 is mine) where you see the waste pipes that run under my home with one running from the kitchen at the back.

Also I guess the garden room would have to be slightly higher level compared to the home to allow water to run downward? I appreciate any recommendations for such project. Thanks!

Whichever way you do it will depend on the depth of the existing sewer you propose to connect to. Bear in mind, once out the front, the main sewer looks to be shared, in which case it will be the Water Company's Asset and will require their permission to connect, to their specification.

You will need an absolute minimum of a 1:100 Fall (gradient) on the pipework.

Thanks Hugh. There is a private sewer located on my front lawn. I should be fine to add my connection to this if not from the one that run from the rear of the house. The public sewer is on the pavement.

This sewer appears to be shared, looking at your diagram, which would mean it is the Water Company's responsibility. Rules changed in 2011, to bring a lot more of the Network into the Water Co's remit. You will need to ascertain ownership before attempting to connect.

Yes you are right. Thanks. That project seems very complicated in terms of ownership. I am in my home which was build 4 years ago. I got in touch with Severn trend they said that they did not actually adopt yet the surface water drains, potentially also the foul sewer drains.... I have to confirm that. So I have to go back to the home builder who still own the drains and seek guidance, consent for this. From what I have learned speaking to their customer service is that they don't really have a process for this, dealing with Severn Trend to ask would have been easier I think. I am currently discussing with them to seek guidance, I will have to get a contractor such as drain specialist experienced with this kind of work..That is all in the process... Hopefully I can avoid creating a new sewer line but looking at it it's unlikely that I can just connect to my current drain that run below my kitchen.

Depending on distance, Falls etc, you may be better off looking at a small packaged pump station, this will accept the waste and soil from your Garden Room and pump it to a suitable point where it can discharge into a gravity sewer.
