How to measure volume of loft conversion? Do you include eaves?

Hello,

When measuring the volume for a dormer loft conversion…

I know the former has to be set back 200mm to reinstate the eaves.

Do you measure from the top of the eaves line to the top of the proposed dormer?

Or the bottom of the eaves where the gutter is up to the top of the proposed dormer?

I guess you could say, do you include or exclude the eaves?
