Having replaced basement kitchen and contemplating redoing the bathroom we've now realised that our existing victorian dormer is literally rotten and falling apart (think a good push would demolish it). So having to re-prioritise and get this done asap. We've had some problems with the roof in the past and whilst mending it has resulted in the plaster falling away down so need to obviously make that right (and also add insulation/extend GCH to this floor).
There are two attics rooms (third floor) one of which has a velux (to the back) and the other a small pitched dormer (at the front). We'd like to replace the small dormer with a much larger dormer in keeping with all the other houses on the street but not sure whats the best approach. Do we need an architect/builder/loft conversion company. Also as this is existing accommodation and is mainly improvements would there be any building reg impact as don't want to have to consider any implications on the stairs which are part of the existing staircase and are not enclosed etc (ie fire regs?)
