Is this really covered by Permitted Development?

Reading through a Permitted Development guide on an architectural firm's website led me to the following... I always thought that the eaves height of the entire extension was caught by the "2 metres from any boundary" rule, not just the two storey part of the extension?

Better to look on planning portal as that's more official.
I think they're fine but as with everything it's down to your local planning authority if they want to get strict about things.

I agree - that was my understanding too.

There used to be a degree of uncertainty in this respect. However following a recent court case, the legislation was re-worded to remove the ambiguity, meaning that your understanding is the correct one.
