Yes that is the PRV. This is one of four identical boilers in a block of four flats the other three do vent through the wall.

If left as is, what could the consequence be. I am decorating the (empty) flats so want to tell the landlady if either are likely to cause problems for her.
 
Looks isarish, shouldn't worry too much, it probably wont be working for long anyway! :mrgreen:

2 Looks wrong to me. Depends on distances.

The landlady will need a safety certificate from a registered installer in any case before letting.

Water damage when overpressureing. Stain on wall if PRV dripping. Risk of burn if boiler overheat and PRV blow out.
