Is this upstairs window safe?

Hi all

Am just refurbing a 3-bed terraced house in London. The upstairs windows are double-glazed and still have some life left in them, so I don't want to replace 'em!

However before I get tenants in, I'm concerned that the lower section of the windows are large and open out quite wide, easily enough to jump out - from the first floor! I guess this is good in case of fire, but are there other safety issues with a window that has such 'a generous' opening? Picture provided.

Advice appreciated!

I'd put either restrictor hinges or a casement restrictor on it. Would just stop anyone accidently falling out
 
Can you find a BS mark on the actual pane suggesting it is toughened glass.

It'll be in one of the corners.
 
I think I'll look to put restrictor hinges on one of them. I'm still not clear on the fire regs for upstairs rooms though: it's all so confusing, isn't a wide opening that's fire safe ALSO a hazard for falling out?!

We've got past Fensa inspections with restrictors on....as long as they are easily openable to full width in an emergency then you should be fine....otherwise it is , as you say , a potential H&S risk , and if you are renting it out you need to cover youreself........
 
Though any restrictors must not be easily removed by children and a clause written into any tenancy agreement..

Though, of course if the worse was ever to happen, then a judge would need to determine if you had done everything that was reasonable.
