Layout in purchased property

I am posting a few pics of the existing layout in the house i have recently purchased.

I'd like your opinion on the status of the equipment.
I notice that the service fuse box has screws (and seals) missing.
As mentioned in a previous thread I am looking to have some work carried out in my property and I am sure that either the fuse will have to be disconnected by the elec or the rec will have to come down to do so.
If our elec who is coming on Wed says that he cannot or won't pull the fuse I am tempted to stop the work before getting involved with the rec saga.

Do you think the REC are likely to refuse working on this elec equipment due to the close proximity of the toilet and supply pipe to it? I know they can be very akward sometimes. Would you as elec accept working in these conditions?

That installation looks reasonably modern, and appears to have MEBs which is good.


I really don't see any need to get the DNO involved, or any reason why your electician would need to pull the cutout fuse.


That cutout does not screw shut, it should have two metal DNO seals on it, but it is quite common for these to be missing following a CU change.


I notice you have wylex MCBs in an MEM CU, which is not ideal, but your electrician will be able to advise you further about this.

it is a rewire.

board not certified properly (to BC) but tested to bs7671 so i have requested to have it replaced anyway so thats why i think service fuse needs to come out.
Besides I have asked to have the CU moved to a higher level so tails will have to come out.

You don't seem concerned about the toilet near the appliances.

There is no need to replace that CU.

Save your self some money and have your electrician re use it.

It is one of the best CUs on the market.

No real issue with the location next to the toilet. Is there a door on the front of the cupboard which houses the mains?


Have you asked your electrician yet wether he actually wants an isolator?

You seem to be getting yourself all worked up over a non issue.

will ask next week. I thought of replacing the CU because it was not certified to BC by vendors.
I'll have a chat with him to discuss this.

yes there there is a cover sheet for the boards but i am planning on making a better one.

I would like to install a sink in the cloakroom (to the left of the circuit boards) hence why the elec suggested we move the CU to a higher level.

oh yes, live tails flapping about when sat on the toilet!! A tail may flap onto something and may hurt a little bit, a bit like Frank Gallagher in Shameless...
