Lead Flashing problem!!

Hi all,

I'm new on this site and would really appreciate people's views on a problem I have with my extension. I shall explain.

I have a 3m x 3m kitchen extension on the back of my 1956 semi which I intend (hopefully!) to turn into a 3m x 6m extension to essentially double the size of my kitchen. This would involve new footings, oversite, two additional brick and block walls tying into the existing extension and an extension to the existing flat roof. The problem I have is that I have a soil pipe running vertically down the rear wall of the property. This in itself does not prove too much of an issue as I intend to box this in within the new extension. My issue is that where the waste comes out from my toilet into the SVP, it is directly in line with where the flashing for the flat roof would run! Do I need to change the direction that the waste flows from my toilet by 90 degrees and then change the location of the SVP? or am I able to flash around the pipe somehow? The waste pipe to be flashed over runs horizontally into the vertical SVP. This isn't an issue with the SVP running through the flat roof (as I know there are solutions to this).

Any help, advice or best wishes are appreciated.

This problem occurs very often.

The solution is to trim around the 'bulge' and box it in using upstands of ply, put a lid on the upstands, felt up the sides and lead the roof of the boxing in or felt the roof also.

Basically it will look like a bit of boxing-in that has been felted.

Cheers for the quick reply mate much appreciated. I think I understand what you mean. Cut a semi circle in the flashing and dress this around the bottom half of the protruding waste pipe and continue the flashing on. Then make a plywood box to dress the sides and front of the pipe and then make a lid for the top so the exposed pipe is entirely boxed in. Felt the sides and the top and then flash the top of this box into the wall? How do I stop water penetrating between the outside wall and the edge of the plywood upstands? and is this acceptable for building control?
