Leak Leak Leak (my conservatory is still leaking)

3 yrs on and 5 visits back from installer and my conservatory is still leaking! :cry:

I have took pics of where it is leaking from and it seems to me that the water is collecting under the box gutter (cappillary action?) and coming in where the plastic body meets it.




I have left the scraper under the box gutter to show where the water is collecting.

Anyone got any experience of this as it is driving me mad?

Are you positive that there aren't any leaks to the main roof as this will track down the felt and onto the soffit and possibly drip where you have the scraper? This is only if the felt has broken down of course.

I really can't work out where the water can be coming from and nor could 3 other guys from the conservatory place who tried their best. They sealed the guttering and everywhere else too!

Its getting under where the box gutter meets the top of the window frame but I can't see the source

the mitred corner of the horizontal roof frames with the hipped angle meeting it. Psychic Nige says too many angles converging :idea:
 
that appears to be a rather peculiar set up you have there..
is that another window outside of the one that's missing the glass?

and while you're here, how's the kitchen going?

The other window is actually the next door neighbours conservatory. I have removed the glass to try and find out where the leak is.

I will be on the kitchen after I have finished plastering and tiling the conservatory as well as fixing this damn leak.

My plastering is not too bad for an amateur and although it needs to be redone I am quite pleased with the finish for my first real attempt.
 
Neighbouring glass walls next to each other? How bizarre.

And is that finished where the frame goes under the soffit?

Anyway, there is no magic cure here. If any entrance points are not obvious then its either a poor design - which will need completely altering, or a case of gobbing everything up and hoping for the best.

Probably better off stripping the whole lot and starting again

Can you post a picture from the outside showing how the main roof meets the gutter and box gutter? A general one showing all of the box gutter and one showing the end where the problem is
 

This is the ceiling joint which looks mitred.

This is the box gutter

It is the far end of this gutter which is where the leak is. The water is collecting so I will be cleaning it out soon.

Can't work out how the water is getting below the box gutter as I am sure every where has been sealed! :confused:
 
did you ever find the solution to the leak...?
i have a similar problem with a box gutter. starting to think that the seals under the lead (where it has been dressed over and into the gutter) may have failed, or possibly the fixing holes for the box gutter are to blame....?

I never found out where the leak originated from but I added 2 more outlets to give the water somewhere to go before it built up and caused problems.

How many outlets do you have?
 
i have been taking the polycarb out of my roof to get some solarite tape into it. we're almost finished but we lost today because of having to sort out the leak. taking out the panels over the last 2 saturdays and replacing the foil and breather tape on each has obviously disturbed the roof, and a couple of new leaks sprung up.

looks like the box gutter had nothing to do with it (think it was the way the soffit and fascia were aligned on the opposite side of the gutter, where the soffit protruded below the fascia and so became a shelf for driving rain to sit on and eventually work through and run down the inside of the wall which supports the box gutter). we shall see the next time it rains (i will test it in the morning if it doesn't rain by then....waiting for the mastic and the lead mastic to go off at the moment).
 
we only have the one outlet. "sketch" (lol) below shows orignal house to the left, box gutter abutting the original house on the left and draining towards the right, lounge extension above the box gutter and conservatory below.

water is getting out ok, but it does sit in there sometimes. we shall see if the £30 i have spent today on fascia cover board, lead mate, polypins and mastic sort it out or not :unsure:
