Leaking chimney...

Dear all,

My chimney currently leaks when it rains, and I'm at a bit of a loss as to why.

There is a cowl (on left hand side), but it moves slightly.

I think the most likely problem is that no silicon / cement was put around the cowl when installed, but would like to hear any alternative views before I get someone out.

Any thoughts would be greatly appreciated!

that on the Left is a ventilator for redundant flues...mostlikely brickwork/flashing repointing :idea:
 
OK, thanks for the comment.

I've been quote around £160 to fix this problem - 2 hours work to repoint brickwork and secure cowl.

Does that sound about right?

Second storey - only accessible by a ladder.

I've got them down to £150, and don't think that's daylight robbery for a couple of hours work.

trouble is Will they fix it :eek: They "roofers" (diddys) are like your Urban Foxes.Started in the sticks , prowlin` round towns...`cept we knows how to handle them :eek: :LOL: :LOL: of course the may be perfectly respectable skilled tradesmen..
 
Chimney looks open at right side of brickwork. People always assume water is coming from top opening on can ..it rarely does. Get whoever is doing it to verify the soundness of your flashing and to make sure it is chased back in to proper depth....and fixed. Then get chimney and flashing pointed.......money well spent if done properly.

The flue on the right is open and is fitted with a cowl which is very reliable in stopping rain. The left flue is disused and has a elephants foot vent cowl placed in the pot. this should be bedded all the way round or rain landing on the top of it will simply run own the sides directly into the flue via the spigot. Make sure they bed this properly.
There are some wide open brick joints evident in the pic, do you have a picture of the whole chimney lashing and roof covering?

Indeed, I'm poised to enter his email ***** into our works database and mass bulk send him, say 1200 emails... maybe i'll let him off till he does it again. :evil:
