Our conservatory, it appears has been leaking for a long time.

It is bone dry at the moment, and when we poured water into the gutter, it leaked not from the joints which I have redone with CT1 but was seeping from underneath where it's at right angles to the frame! It has been seeping into the frame above the windows and has rotted the wooden corner post as well. I just can't understand where the leak is. There are no hairline cracks that we can see. How is this possible when it didn't overflow?

It's about 20 years old and we can do without a costly repair or replacement.

Anybody got any advice on how we can find out how the water is coming out.

thank you

Would you be able to post some images - a close up and one further back showing the whole conservatory.

an internal shot showing the roof design would be good.

is it a timber roof or aly?

I hope these help. I don't know if the roof is wood or aly I'm afraid. We have no water inside, it's all seeped into the frame and corner at the right angle where the red tape is. The previous owners appear to have added some filler, without finding the the actual leak. Thanks

No, not at all. We have lots of trees and have to do the whole house regularly. When I poured the water in today, I made sure it went nowhere near the top and put food colouring in it just to be sure it was seen easily. The joint is dry on the corner underneath.

Sorry, new to this. I'll have another go with the photos.

Connie installers have limited roofing skills and what they can't repair with white silicone and trims, aint worth fixing. They have an especially poor understanding of gravity and how water flows and that lead is something you weigh in at the local scrapyard. Throw in a (hated) box gutter and you have misery and a busy bunch of posters on DIYnot. Box gutters are despicable things.
