Leaking garage roof

Hi

I have a leaking garage roof, especially after heavy rain, the roof is a simple right angle triangle.

At the high point at the back of the roof where it sits on the wall there is currently nothing except some mortar what would be needed to prevent water getting in at this point?

I may need to replace the tiles on a garage roof as I believe the pitch is too low (approx 15-20 degrees without measuring) for the standard Double Romans that are currently on it. I wouldn't trust the guy who built it to have checked this.

Also due to its uses (Tumble dryer, heater etc) I believe it is suffering from condensation as well! How do I go about preventing this problem at the same time?

You'll need to double check on the tile manufacturer website to be sure, also measure the roof pitch by measuring two sides of the triangle and then using http://www.visualtrig.com/ to calculate the values (unless you remember your sohcahtoa)

Ventilation by any means most aesthetically pleasing to you. If the dryer is a vented type, break a hole in the wall

The roof type is a mono pitch roof

I took on board what you said about ventilation and widened an exiting hole in the bottom of the door for the tumble dryer piping.

I replaced the felt and the broken tiles and pointed up all the mortar this summer so I was surprised it was still leaking.

The garage gets a lot of use, at what point would it be worth installing an extractor fan?

Will come back with measurements of the roof tomorrow.
